If given a choice…..

Insufficient parking space has been the pain in the neck for residents staying in apartments, condos, and now even landed properties too.
It is just never enough. This issue is one the most brought up by residents to their management committee everywhere. I recently received a comment from a resident of PG requesting the management committee to look into making available visitor car park.
The MC has responded promptly indicating there are plans for it in time to come. Well, that is good news, isn’t? Now, to have extra parking lots, one needs to find space for them within the grounds.
And the usual “available” spaces are essentially put aside for recreation purposes or making the environment greener like the fields and playgrounds.
The way I look at it, there are not that many choices. We have the big recreation field, the small triangle space next to the children’s playground and the little putting green. If given a choice, which of these areas you would rather turn into a visitor’s car park? Cast your votes here.

14% - Triangle field

    Can you describe more where is triangle field, recreation and etc? Actually I would like to know is “Recreation Field” the field beside our multilevel car park now?

    Hi, yes the Recreation Field is the big field next to the triple story car park. The little triangle field is also next to it. I should have taken the photos from another angle…..

    NEITHER THE PROPOSAL SOLVING THE PROBLEM. It has to be a building to provide 100-150 parking space.
    what is the possibility of extending the existing multistory car park to the land and move the field to the roof top of the car park
    What is the cost like?

    I am not sure if there are so many visitors at one time, well maybe during the festive seasons. Building a new parking complex will be expensive, no?

    The JMC have been working on this for quite a while. Our member Kam Heng spent much effort working on it. Briefly, We have covered all possibilities. The Jogging track field belong to District Office. We have written to them. The small patch beside the car wash belong to MPPP. We had worked with original architect/engineer, it is possible to convert car part roof top but amout is hugh, at least 150k depending on design. We have asked Pensaga to get quote on converting putting green and MPPP’s lot w/o cemmenting up the whole areas. If anyone has any proposal, please feel free to contact JMC or MC, after AGM.

    RM150k is not a lot of money looking at the return of say RM70/month for the rental for 100 car park space. I think is worth considering. We have enough reserve fund to start the project and collect the rental later.

    There are too much details involved in the study to create more car park space. As mentioned earlier, the JMB has given go ahead to seek quotations on “putting green” and MPPP lot. The roof-top conversion involved plan approval and need services of building consultants. There are several options ranging from 150k to 300/400k. There is up-front of professional cost of 15-20k feasibility study cost. This will be a sunk cost if we are unable to proceed for whatever reasons.

    On the security system, it is at tender committee stage with short listing done. It involves installing cameras all round, card access for bike, rooms/visitors plus PA system and panic buttons and many more. The exact details have not been firm up and still p&c to tender committee. Residents are encourage to attend AGM for more details. Any proposal will be most welcome especially those engineering experts.

  17. I suggest that we do a proper planning before the idea is executed. I am more concern on the issues after the visitor car parks are completed.
    I don't hope to see the visitor car parks being used for PG resident's private one. Without control, I believe there will be someone using it wrongly. You may imagine this as our road side is usually full of illegal parking.

  18. Yes, there has been a lot of cases where the visitor's parking lots are misused in many other condos. And needless to say, a proper guideline must be developed and properly adhered. Not easy but a must.

    I did commented on the additional parking lots that the JMC is working on. Due to the failure of Pensaga and change of new mgt agent, GE Tan, we are delayed further but it will be done.

  21. Anyone knows of good contractors who can build the car parks at the small square beside car wash area & putting green plot. We welcome proposal. No cementing/taring & chopping of trees. We also want to have some grass. Proposal with details on no. of parking lot, materials used and price can be submitted to Mr. Ang, our managing agent at our mgt office.
